Project Overview

A premium eco-resort development on the southern shore of Lake Baikal, the world’s deepest lake and a UNESCO World Heritage Site containing 20% of the planet’s unfrozen fresh water. The project comprises 48 luxury eco-lodges, a wellness centre, and a year-round adventure tourism programme.

Market Context

Inbound tourism to Baikal has grown at 18% annually for the past four years, driven by demand from affluent travellers from China, South Korea, the UAE and Southeast Asia seeking authentic, uncrowded wilderness experiences. Current accommodation supply is severely constrained, creating a structural undersupply at the premium end of the market.

Project Status

Land rights are secured. Architectural design is complete. Environmental impact assessment has been approved by the relevant federal authority. Construction is planned to commence in Q3 2025, with first guest arrivals targeted for summer 2026.

Investment Structure

Foreign investors participate through a co-investment structure alongside the Russian development entity. Returns are generated through lodge operating income, land appreciation, and a planned partial exit to a hospitality operator in Year 5.
